CMA Approval

“The Fairway on the Waterfront” is the FIRST development to get approval from the Condominium Management Authority (CMA) for its Provisional Condominium Plan.

A Provisional Condominium Certificate is issued by the CMA in terms of Section 3 of the Apartment Ownership Law No: 11 of 1973 as amended by Act No: 39 of 2003.This certificate is granted on a very stringent basis and only if the CMA is satisfied that the developer has complied with all aspects of responsible condominium development

 
CMA Chairman's Message

I am privileged to give this message to Fairway Residencies (Pvt) Ltd, in my capacity as Chairman, Condominium Management Authority. The services of CMA are very much in demand for the dwellers and developers of apartments /condominiums in the 21st century

The condominium industry is fast growing and the need to streamline this booming industry is the need of the hour. During the short span of my heading this institution for the last two years, we in the Condominium Management Authority have launched many awareness programmes and projects to regulate the condominium industry.

The time has come to change the culture and living style of apartment dwellers. They lack knowledge of their rights and duties. We find that unhealthy environments, lack of tolerance among the neighbours, abuse and misuse of common elements and common amenities are the main causes for the impedance in the progress of apartment living.

The Condominium Management Authority is committed to safeguard the rights of the residents and to encourage developers in the right direction. The CMA by its regulatory functions is committed to protect the quality of apartments whilst protecting the developers and residents from legal liabilities and consequences.

It is now mandatory to obtain CMA certificates for any condominium plans. The Fairway Residencies (Pvt) Ltd, has fulfilled this mandate by obtaining a Provisional Condominium Certificate. It is in the interest of developers to start new projects after obtaining Semi or Provisional Condominium Certificates.

CMA General Manager's Message

Fairway Residencies (Pvt) Ltd, having commenced the development of its Condominium Property, namely, The Fairway on the Waterfront, in a very desirable location, has made a commendable decision to apply for and obtain a Provisional Condominium Certificate from the CMA in terms of the Apartment Ownership (Amendment) Act No. 39 of 2003.

We are extremely happy and highly appreciate the fact that they have taken this step at an early stage of their construction work. By doing so, they have set an excellent example to all developers engaged in this booming industry and thereby greatly assisted the CMA in its task of regulating development activities efficiently and effectively for the benefit of stakeholders

We are confident that Fairway Residencies (Pvt) Ltd, by continuing its present responsible and conscientious approach, will achieve remarkable results in the form of a practical, user-friendly apartment building that blends in harmoniously with its environment.

We, the CMA, are proud to issue the Provisional Condominium Certificate in terms of the Apartment Ownership (Amendment) Act No: 39 of 2003 to Fairway Residencies (Pvt) Ltd. For us, as a young statutory body, this event constitutes a breakthrough in our organisational activities.
